Where should a launch campaign start?

With the film. A launch is a story, location, light, lifestyle, and film tells it better than any render slideshow. One properly planned shoot day yields the hero film, vertical cutdowns for social, stills, and ad creative. Everything else in the campaign is cut from that day.

Renders or real footage?

Both, honestly deployed. Off-plan needs renders, but buyers have seen a thousand identical CGI walkthroughs. Real footage of the location, the view, the neighbourhood, the things that will actually exist, is what builds the trust that converts an enquiry into a viewing.

Which channels matter most?

Instagram and YouTube for the story, paid campaigns for reach, and WhatsApp for the close, Dubai property buyers live on it. The mistake is treating each channel as a separate job; the assets should all come from one production so the project looks like one idea everywhere.

How early should marketing start?

Earlier than feels necessary. The film and content bank should be ready before the launch event, not after it, the first two weeks of a launch set its momentum, and you can't reshoot them. You get what you pay for: a launch marketed on leftover budget sells like one.
